As Lisa Sturtevant, Chief Economist at Bright MLS, puts it:
“Buyers will have more leverage in many, but not all, markets. Sellers will need to adjust price expectations to reflect the transitioning market.”
The good news? Even with today’s shifts, homeowners are still in a strong position. According to the Federal Housing Finance Agency (FHFA), home values have climbed 54% over the last five years — meaning even a small price adjustment now could still leave you with an excellent return.
Here’s what often happens: a home is listed too high, buyers skip it, and the listing starts to sit. Weeks go by, no offers come in, and the seller faces tough choices — cut the price, wait it out, or pull the listing altogether.
Unfortunately, a late price drop can raise red flags for buyers, who may assume something’s wrong with the property. That’s one reason many homes are being delisted entirely. In a recent John Burns Research and Consulting and Keeping Current Matters (KCM) survey, over half of agents said more sellers are taking their homes off the market — mostly because they didn’t get the offers they expected.
As Bright MLS confirms:
“Sellers are delisting after having their home on the market and finding they are not getting the price they hoped for.”
It’s a clear reminder that pricing too high doesn’t just turn buyers away — it can completely stall your move.
